This is in a judicial foreclosure state, so it doesn't seem too unusual that the process took so long.Unfortunately I can't find any mortgage records in the online search other than something from 1987, so I can't see if both lots were mortgaged. 

Its not unusual for sellers to wait until they have a contract to release all financials. 

It's not unusual for tenants to move out - or be kicked out - and leave personal property behind.

I have run into this unusual situation.

(I didn't have to look for off market deals, do weird business arrangements, or do anything unusual at all to get these properties, even in a tough buyer's market...shocker, I know!).

This sounds like a perfect fit for the "new" Airbnb algorithm, where they seem to promote the unusual stays at a premium over the traditional.

I would think it unusual for a tenant to have the option to terminate a lease upon sale.
