I work with several house hackers.

If a registration is required in order to be considered a service or emotional support animal, I would ask for that documentation.Also, the Fair Housing laws diff slightly for house hackers (owners who live in the property they rent). 

As an investor, you want to value it based on income and, in your case as a "house-hacker", remember to consider a minimum 25% vacancy, then calculate from there.

As a Realtor my main focus is working with house hackers to find properties that will work for them in Northern Colorado.  

A good way to weed out agents would be to ask them if they've worked with house hackers before.
