The current situation has slowed things down, people are scared, investors are unsure about moving money around both the stock market and RE markets are uncertain, listings are being pulled or not entered at all and buyers are scared to move forward.

This is an absurd price to pay for an uncertain amount of "free" rent.

Understandably, the virus would be the reason why and uncertain times but you're pausing distributions, why? 

There are certain things that are uncertain, but isn't that always the case?

All of this was pretty uncertain until I received all the inspections and told the hard money lender I planned on closing in 5 days.

FedEx continues to hire, even in the midst of uncertain times.

Legally regarding rent here you would be required to waive late fees and defer rent  under the COVID legislation so I would do that.  

A permanent ban would require legislative action.
