Change color of paint, remove popcorn ceiling and apply knockdown texture, New lighting, new fresh white outlets and covers, paint trim and doors white, new quartz or composite countertops and tile backsplash, paint cabinets (white uppers and darker grey tone lower)?

Building a new fighter jet is an example as an appropriate cost plus because if you asked the contractor for a fixed price the contractor would have to price very conservatively due to all the potential unknowns.

They only go bad to the benefit of the customer, not the utility, because as they age the innards (nutating disc, jet, etc) turn slower so low water use doesn't get logged.

Lot of lessons learned from that.1) read the person as best you can, they need to take notes, if they don't they will miss things forget things and it will create a situation for you both.2) know what your flip vision is, down to details like how you want trim cut, wall texture, etc3) NEVER Pay up front.

cash out refi in excess of basis was one of the big things that created the last Bust O in 08. no one had skin in the game.. the cash out was suppose to go to reserves  well in many instances it went to Hawaii or the carib or into the driveway in the way of a new jet ski or RV..
