Given that info, I would think it makes most sense to quickly do a delayed financing to recoup most of the initial investment, or if I am wanting to get back some of the renovations and such, I should wait the 6 months and do a DSCR cashout. 

Long term hold, would do anything that makes sense but long term goal of multifamily!

This is why you don't see a bunch of national chains near main street- numbers made sense compared to other regional destinations (Gulf Shores, Smokey Mountains, Galveston, ect.)

For the reasons stated above, it made sense not to advertise the loft as a bedroom because there's no door and considerably less privacy (we do have egress via large windows).

Find a property that makes sense financially, in an area of potential growth, ANYWHERE in the U.S., and in your analysis account for slightly higher PM fees.  

I'm not familiar with Detriot, but it looks like Cleveland would make more sense in the 150k price range
