Just remember, At least where I live, it’s illegal for a contractor to stiff a homeowner, but not illegal for a homeowner to stiff a contractor.

The only penalty is if you cannot pay the loan back you get hit with a stiff tax bill... its also believed that you will be "Double taxed" since your paying the loan back with after tax dollars however, depending on your purchase deal its probably worth it...

Definitely working class towns, but there are much lower prices there too.Staying inside RT 218 would be nice, but unless you're willing to pay a stiff premium for it, it's probably not practical.

We have a pretty stiff late fee schedule (+$75 on the 6th and add $10 a day for every day after that.)Overall, our tenants are pretty good and we've never lost rent or evicted anyone but we're pretty diligent in the screening process.We don't have any "war zone" properties.

Considering many landlords are distressed like people are also getting about stocks these days I would consider the fact that in regards to landlording in some places the light is at the end of the tunnel so to speak and when you consider if you get a place with an existing tenant even if they immediately stiff you I would consider the realistic timeline to get them out.
