@Shey Lewis it's still a stellar strategy to use in real estate and there are some nuances that you can use to make some deals work as a house hack that won't perform otherwise. 

But there are a lot of other fees, escrows to setup for taxes and insurance, plus lenders will typically include a year's worth of insurance premium estimate, since that needs to be paid to close, even though it is an outside cost.And if you have less than stellar credit, your fees and mortgage insurance are going to be much higher, so $50k does not seem too far out of line for a $700k property.
