You can always do a darker stain on the wood if you want to match the floors.

Terrace/landscape the rest of the place, add low shrubs, stain the fence.Now you have your own country club in the backyard LOL. :)

I mean painted over water staining.

I've been to a lot of closings around here & its not unusual to see people in pajama pants & baggy stained track pants, basketball shorts & t-shirts.

If you just want durability and not stain blockage, I'd use a no or low VOC flat ceramic paint.

One animal in a two-bedroom apartment can easily cause $2,000 in damages from torn/stained carpet, scratched doors, chewed trim, etc. $100 a month for 12 months is only $1,200.

Re-do flooring: Hardwood floors in 60% of the house that we will sand, stain and finish and the rest is laminate we will won’t tear up, but will put vinyl with a nice wood pattern over top.

Side note: we’re having the cabin and deck cleaned, repaired and stained right now.
