Our beaches will always draw plenty of visitors in my opinion and are a safer bet because of limited land and fewer properties available to convert to STR. 

Hey mate,Thanks for your reply and input.Your a gentleman.Ehhh after some digging we found out that they actually ended up screwing another local property manager that pretty much set up shop just for the purpose of assisting them with this large portfolio.

Medium term rentals would be the safer option in my opinion due to the uncertainty that comes with STR's, your cashflow would be lower but overtime it would turn into a solid source of passive income.

Calculator only favors 1 person in my experience... only way to be fair is price check the materials and look at labor numbers basically kinda gotta train yourself to be a gc calculate it on your own and shop gcs till one fits your #

Aaron Linden you're right Aaron, I do intend on going there and do some exploring of the city, do you have any recommendations on what parts of the city tend to be safer and quieter?

I am not too sure what is unique about it anymore, as I have not shopped since I switched to them 3 years ago.
