Even in my local market appreciation is a ship that has sailed imo. 

This is a perfect lesson on why paying off mortgages doesn’t always bring smooth sailing.

If you don't like the waters in which you sail, and your ship is sinking, sell it.

If your intent is to make short term money through rising home sale prices, I think that ship may have already sailed.

I definitely don’t have a glorified idea of how easy and smooth sailing flipping a house will be, that’s why I am really doing my homework on investing in general before I dive in.
