I will try a small road roller or lawn roller this will smash all sharp glass.

I'd recommend you spray (instead of brush or roller) for a perfect finish.  

We used cabinet enamel to paint the cabinets with a combination of small roller and brush, and sealed it with a poly. 

I am not a mortgage officer though I am just an investor riding this roller coaster.

I won't even touch a wall with a brush or roller anymore in the final coats.

In your situation a roller may not work so instead try spraying it over the limestone.

I would especially do this if you are DIY with brush and roller.

Rather than worry about trying to wash walls around light switches, for example, it takes about 30 seconds to just get a small roller and roll right over the dirt, and with flat you'll never know where it was done. 

Get a thicker roller cover and roll it slowly up and down the walls as you paint.
