If your spectrum of interests includes investments in real estate, then joining YCRE is an even more critical move. 

I just wanted to throw out some constructive criticism to Bigger Pockets as I've been frustrated with the search function ever since I joined. 

The only criticism I have for you is this.... please dont take offense to it, but the fact that you say that you've never had more than $2000 in your bank account is a giant red flag.

As time goes on and trust is reaffirmed, you might change things a bit.Another absolutely critical ingredient is communication. 

This is why it is critical to pick a high-income generating field OR follow your passion but not get into student debt (can't have it both ways).

@Michael Kistner Thanks Michael, I have heard certain banks are cashing out for lesser loan amounts so this seems pretty critical to making it work.

Duplexes give you the additional tenant while still being in nice neighborhoods.It is even more critical to screen your tenants effectively for smaller properties as even one vacancy can create a huge headache. 

Learning & practicing the math is critical for finding a profitable deal.

Ordering materials and scheduling are critical.
