I ask because we only buy houses around the southern US (TX,OK,AR,TN) but we're curious to know if more opportunities to buy foreclosures could potentially exist in other markets. 

We bought our house in TN with only 5% down.

Lower land and building costs mean higher returns on investment, and there’s a quiet but consistent need for quality housing as remote work and cost-of-living shifts draw people away from cities.

I'd level up with a BRRRR, live-in flip, or house-hack before jumping into a challenging renovation.

@Chad Chase - I think funding a fix and flip with a HELOC from a primary house could work.

They still own the house though.

I only have 1 property under my belt and am currently house hacking my SFH.

It makes sense for house mates, spouses etc. to be Additional Insured on a renter's Insurance policy if they also live there and keep their stuff there (although I think anyone on the lease is typically covered anyway).

I’m thinking of suing the utility companies for not notifying me of non-payment creating unsafe/ unsanitary situations that led to house fire, thousands in damage.
