Should I just go with shingle to get the job done quicker, save some money and not have to worry about theft (yes, even from a 3 story building)?

Real estate investing is good but remember if it can go wrong it will at some point and the quicker you accept and prepare for that, the better you'll be.

You're already making an income that would probably take you awhile to make if you become an agent and that income will help you get to your investing much quicker. 

If you don't understand the social aspects, demographics and governmental influences you won'tn get far in making some quicker money legally.Another area is revitalization and rehabilitation of property, that is what flippers are doing.

If you invest in your kitchen you will attract renters quicker and more consistently than if you invest in another bedroom..

I am looking for methods for searching properties for every doument recorded against a property , e.g, deeds, morgages , contractor liens , tax liens , foreclosure fillings, ect. 

I personally keep a list of courses that I haven't taken yet but may take in the future, to make the search process a bit quicker for the next license renewal round.Best Regards,Scott Price

The rest are SFR.I would guess 3-4 units are getting snapped up quicker.
