If you're wanting to use leverage to buy more properties, then once your credit is around 680+, one strategy would be to cashout refi your current property at around 50% LTV.

@Joel Oh- if you are using a loan to acquire the property - the lender requires insurance ....if you own the property free and clear - your choice but I would still recommend insurance

We have assisted clients that hold property individually or in an entity and they transfer to another entity and have never had a lender call the note due.
