After the preliminary year which I am required to live in the property and move out, I will cashflow $940 monthly which in turn is a 107% cash on cash return.

In California, I had to also file two additional forms (Preliminary Change of Ownership Report and an Affidavit of Exemption from Documentary Transfer Tax) just to let the Assessor's Office know when you file the paperwork that the transfer is solely between spouses and exempt from the normal transfer tax. 

Once I've vetted their preliminary information (hopefully in the next day or two) and take care of my client's need, I'll be in a position to share specifics.

i also ask them to fill out a preliminary app, which states they will have to do a credit check.
