Would pulling up the wood boards and placing a plastic membrane layer directly to the joists before reapplying the boards work?

Make sure you hang plastic to build a containment around your work area because the aerosol epoxy dust travels far and gets on everything!

Actually I am beginning to consider doing away with printed sheets in a plastic info box and replace it with a QR code on the sign, that's it. 

I'm debating if tiling the master bath shower is better than a plastic surround.  

One of my properties has a brick patio with treated wood guard rails.  

Fortunately the floor of the porch/patio/deck/whatchamacallit is concrete, so I'm not having to deal with a huge amount of surface.

Comp #1 does NOT have lake privileges (subject property does), does not have a garage (subject property does), has a basement (subject property on a crawl) and does not have any porch, deck or patio (subject property has a wrap around porch).

Possible culprits are the house had an addition built on the front side of the second floor, it has a free hanging patio, and there looks like there might have been some water damage in the garage at some point.Load bearing beam in garage (basement) of a house I'm looking at has cracks along the entire width and some slight bowing towards the front of the house.  

It was located past the patio slab.
