My philosophy is that tenants rent and prefer not to own a property for many reasons i.e. they cannot, or do not want to take care of maintenance issues.

What's really wild is their acquisition philosophy overall, as described on page 8: "We intend to continue to expand our scale of operations and develop properties and make acquisitions even if the rental and housing markets are not as favorable as they were when we commenced operations, which could adversely impact anticipated yields."

Our philosophy is this... if we can't find a tenant that meets the income threshold, we explain to them that they don't meet the minimum requirements, and because of that risk, we ask for more up front (for us, it's last month's rent, as well as 1st month's rent and security deposit.).
