Asking people to see if the same questions exists in the BP sphere is more for their benefit than ours.

Yep I'd say Oz is even worse than NZ now for yields! 

@Josh Needham I gotta say, based on the title I'm disappointed, I was hopping to see a strategy to invest in Oz, especially with that phony wizard giving the neighborhood a bad name. :)But seriously good luck with this property.

Unless, of course, you have a big sphere of people who you know that are just waiting for you to get your license before they buy/sell their home. 

Since I was new to the area and didn't have a big sphere of influence, floor time was the only way I was going to get any leads.  

@Oz Radiano someone posted on here just how strict ma is with lbp...requiring remediation, certification for rentals and assuming liability for any claims on the property, even children who rented and livedthere before you bought.

The answer is always no and even your friends and sphere of influence will neglect to choose you because part-time in the field is part-time in the brain.

Fortunately, having been around for some time my past clients and sphere of influence are my biggest source of business. 

Do you need leads or have a good sphere of influence?

You need to build your sphere of influence and start marketing to people who already know you and trust you.
