Selling a low rate property to purchase a high rate property is something I would only do if the high rate property far out performed the low rate property.Selling and buying has costs.

We tend to be very conservative with our underwriting (assuming higher exit CAP, higher exit interest rate, market average performance even though our track record has been always outperforming market, etc.).

But give it some time and it drastically outperforms buying with 25% down upfront.If you have $100k+ in cash this is the way to go IMO.

Hey Breland,I have realized that sometimes it just isn't worth it to re-tenant a house and try to bump rent when investing in syndications like alts or DSTs, or even gas and mineral rights, can far outperform the property with zero active management required.It sounds like they will get a tax exemption on a gain up to $500,000 since I'm assuming they're married.
