Selling a low rate property to purchase a high rate property is something I would only do if the high rate property far out performed the low rate property.Selling and buying has costs.

I am not sure I would refer to any of these as up, but I expect them to out perform the county over the next decade:- West Chula Vista: can you think any other city that closer to the coast is cheaper than inland?

We tend to be very conservative with our underwriting (assuming higher exit CAP, higher exit interest rate, market average performance even though our track record has been always outperforming market, etc.).

Hey Breland,I have realized that sometimes it just isn't worth it to re-tenant a house and try to bump rent when investing in syndications like alts or DSTs, or even gas and mineral rights, can far outperform the property with zero active management required.It sounds like they will get a tax exemption on a gain up to $500,000 since I'm assuming they're married.
