Additionally, if we leave the house on the market, we will be netting a significantly lesser value per month based on sheer fixed income vs. 2x houses worth of outgoing expenses.

Outgoing Tenant is responsible for their initial term, or until a new Tenant starts paying rent.

@Joe Splitrock I agree, you cannot use a "SMS Blast" to an audience without prior consent, but you are still allowed to send text messages as long as a human is manually hitting send on every outgoing message. 

I will do an inspection when someone moves out and will release the outgoing tenant from the rental agreement if the remaining tenants meet our minimum income requirements for the household.About charging more rent for additional people.

However, there is a huge benefit to having a mentor but I would be careful of paying for a guru mentorship.I would suggest that you start out going through the free guides and course here on BP. 

You may be able to deduct if you can prove the outgoing tenant caused the damage.
