I closed and lost a business, (wasn't in llc). sold motorcycle, boat, business assets, refinanced a paid off home,  lost a vp position at my job, just about lost my 30 yr marriage, almost had a nervous breakdown, became a virtual recluse.

For the evergreen signs that were blown down, I just placed them back upright.Even though I'd already researched the local ordinances on ad signs, I was still nervous putting out the first few because of all the things I've read here on BP about bandit signs.

Hithis is going to be my first deal - so hell nervous, any inputs highly appreciated.planning to buy a 2 bedroom 2 bath condo - seller listed for $120k offered $100k and $3k closing costs.would rent for $1000-$1100.Southern ca is not so great in cash flow, however this will cash flow me up to $100 per month. piti $550hoa $250rep & vacany $100Is this deal worth?
