My wife and I have very little money to start up with and I am very nervous getting involved with something I know so little about.

I don't have a dog in the fight so by all mean if your nervous walk away, I did (but because it won't fit for a flip not because it may not still be a good property)!

If it makes you nervous though, you should do some research and see what market demand for rentals is like in your area.

I'm not saying I know all about investing, I'm still nervous to start.

There seem to be some good deals in that area, but some of the stats are making me nervous.

I closed and lost a business, (wasn't in llc). sold motorcycle, boat, business assets, refinanced a paid off home,  lost a vp position at my job, just about lost my 30 yr marriage, almost had a nervous breakdown, became a virtual recluse.     

For the evergreen signs that were blown down, I just placed them back upright.Even though I'd already researched the local ordinances on ad signs, I was still nervous putting out the first few because of all the things I've read here on BP about bandit signs.
