Just a quick update:The gas company came out yesterday to perform the pressure test.

It's funny, the pressure of not having a paycheck almost activated a different part of my brain that became more focused, more willing to move to this area of uncomfortably when prospecting for deals and business.

Some will try to pressure the landlord into giving it back in full and on the spot.

A few repairs and a good pressure washing and this puppy is ready to have a tenant move in.

I would also consider reaching out to his wife and seeing if you can apply pressure there.

Then you could be a doctor or lawyer and 10x smarter than I am (which is not hard to do) but struggle with notes at first because you do not have a long history of this type of work.For me, the people I see as being the ones who are successful in notes are those who are well organized, good managers of people and do not let pressure get to them.

From an operations stand point, make sure the quote from the contractor includes — full containment and HEPA filtered negative air movers that ideally can exhaust to the exterior, manometer with print out logs documenting the containment’s negative pressure throughout the mitigation, full removal of affected materials (drywall, baseboard), (wood framing can sometimes be sanded and then sprayed with a spor/fungicide), and finally an *inspection by a third party environmental hygienist for air clearance*.

Getting the beautiful house I wanted for a terrific deal, but more importantly, gaining the network of amazing people I met along the high-pressured way - my mortgage loan officer, closing attorney, agent, roofer, plumber, electrician, and very importantly, my AC installer.

I know that many plumbers and electricians will try to pressure you to do everything all at once.
