Use zillow to get the comps you need to come up with your own estimate.To me, I have a pretty simplistic approach to estimating.In Zillow, I enter the address of my home and click submit.I then modify the default filters based on my subject property's key characteristics: Bedroom count, square footage and age of home.

The lender could not enforce a due on sale clause because a transfer to a spouse is one of the federal exemptions to enforcement of such clauses.Regarding a potential divorce, you could enter into a post-nuptial agreement as to this specific property.As to your last question, you could either modify the HELOC, refinance it and obtain a larger loan, or get a third mortgage.

The mortgage co will be notified if the named insured is modified, so if this is a wrap or sub2, just be added as additionally insured.

There is no point in having a lease or policy if you just throw it out the window at the first issue.Prep for the ESA angle...its probably coming.At the next tenant, you can reconsider your pet policy and either keep it or modify it then... not now.

If there would be a direct line between a higher rent and the source of payments you may be looking at a dance that is uncomfortably close to the Fair Housing line.That said, if the terms of the leaser change then you're generally able to modify the terms of your lease.

Marc, be sure to explain the limitations now to Lonnie deals under the SAFE Act and being a dealer brokering for the owner.There were several Lonnie threads that were brought up from the depths of BP originally posted years ago, much of what was discussed is now outdated and some comments were illegal practices.While the concept of the Lonnie deals might be worked out they need to be tweeked or modified to meet compliance issues.

Location, condition, parking, loading access, vehicle per day count in front of the building, Lease type (gross, NNN, Modified...), length of the desired lease, zoning, all of these can influence price.

@Ed Ju  As the others stated, you can't modify the lease but you can change management companies.We do this all the time.
