Marc, be sure to explain the limitations now to Lonnie deals under the SAFE Act and being a dealer brokering for the owner.There were several Lonnie threads that were brought up from the depths of BP originally posted years ago, much of what was discussed is now outdated and some comments were illegal practices.While the concept of the Lonnie deals might be worked out they need to be tweeked or modified to meet compliance issues.

Location, condition, parking, loading access, vehicle per day count in front of the building, Lease type (gross, NNN, Modified...), length of the desired lease, zoning, all of these can influence price.

@Ed Ju As the others stated, you can't modify the lease but you can change management companies.We do this all the time.
