Still sounds like light work, no more than $10,000-$15,000 ish (On the high end).

Hassle and anxiety factor is too great.  

If you have some money to bring to the table , see if you can get into a  Joint Venture for the first few flips and keep it small like light rehab etc  ..

The most common "disability" is anxiety, or stating FAS, or other mindset "disabilities".

The likelihood of all of these occurring is low in a typical subject-to transaction. its why way back in our day we did these with wraps CA has a debt instrument called an All inclusive Deed of Trust it wraps the orginal mortgage it is a second in function my dad had a company called CA wrap back in the day and did hundreds of them.. its de ja vu all over again.. he did this during the Carter interest rate spikes just like sub too is now coming to light in a big way because of interest rate spikes.. 

If you want to be really diligentwith pest control, don’t park next to overhead lights.

I also think it's normal and somewhat helpful to have some fear, anxiety, concern, etc.

OOS investing has been a huge headache for me, to be honest.One thing is that a property may pass an inspection but once the tenant is living there and and putting daily stress on the house,  turning on faucets and light switches, turning on heat/AC etc, thing will start to break/malfunction.

Hey Griffin, I would start with something either turnkey or light value-add, so you can start forming your boots on the ground team with less pressure and risk.
