If there is still money left, I would set it in an account and study here on Bigger Pockets and get and education in stocks, options (i love options), notes and real estate.  

There are plenty of good people on a platform like bigger pockets that could be a great mentor in the true sense of the word. 

But since I’m not an experienced fix-and-flipper, this would require hard money, additional out-of-pocket expenses, and a 3-6 month turnaround before selling.

I plan to just learn from those all over bigger pockets as well as my local investment group.

So I have a property that according to the bigger pockets calculators will cash flow $100+ per month but the 50% rule is -901.

I sent him a pocket listing of mine but purposefully told him $100K more than what the Seller really wanted.

I joined Bigger Pockets in the hopes to connect with like minded individuals who would like to mentor and or just overall help one another so that everyone can be confident and achieve the best possible outcome as we embark on this Journey of investing.
