I know taxes and insurance have gone up a lot in that time so I understand that problem but the solid rent increases in that time have been able to cover most of that (at least for me it has worked out).

This has been the experience in Vancouver and Toronto for the last while, where anything and everything just increased in value by crazy amounts. 

Each market is different but as a national average, the increasing rates have increased the inventory.

I've already renovated one of the bathrooms, and I’m planning to paint the interior, update the kitchen cabinets, possibly sand the wood floors, build a fence is a corner lot and increase the rent for the room since my tenant is currently renting the entire 3-bedroom, 2-bathroom house for $800 a month.

Without major rent increases, multi-family property values tend to stay flat.

The point of the questions above is to emphasize that renting out by the room increases your chances for more problems.
