With VRBO, strangely, it keeps recommending significant increases which isn't wrong.

Also look at the area as well in terms of how attractive it will be for people to rent out your units. 

They usually sell for a really attractive price because investment property financing is (obviously) difficult, somewhat limiting the buyer pool to owner-operator small business owners (who in turn are typically great clients, as well).  

During the partnership, you can jointly manage the property, increase its value, negotiate a flexible repayment plan with the seller that allows for larger payments after the property appreciates, ensure a written agreement that clearly specifies repayment terms and timeframes and refinance, and the sellers are able to 1031 at their leisure? 

You may get one more year from them with a $75 increase but that's about all.

But if you can finance a home in an appreciating area make it breakeven and at some point (as always) either rents/nightly rates will increase, interest rates will go down, or both. 

The margins are tight which increases risk.

So is it equally illegal when the large landlords drop rental prices in a building as vacancy increases and the market softens?
