I think if the real estate market in Charleston continues the way it is now, that you'll do ok and may even come close to your expected cap rate but if there's a hiccup or anything like 2008, you might need some deep pockets to stay afloat.

The good news is that it's not on septic system and is connected to the city sewer line, so I am relieved about that :) It could have been worse, but the price I paid for this house and the ARV once fixed one will make the small hiccups worth the added time and expense.
