That has come up in a few recent podcasts about the need to create good deals as they are increasingly hard to find.I tend to focus in the same areas as you and have had the same dilemma, lower the rate of return you are willing to accept, or wait it out.

If your tree is in good health, you have no knowledge that it was unhealthy, and it damages an adjacent property; then it is not your issue. 

Contact the owner/borrower and make sure if he/she is still alive, find out what the problem is(health, job loss, moved, etc).

So, I likely need to replace the roof if I intend to live here longer….and that’s the issue…So here is the dilemma: I’m not sure I will want to live here for the 4 full years I intended to live here for when I moved back in and in hindsight I would have sold it to avoid capex.

Long story short, after a few backs and forth, and a long delay from the seller's agent (due to health issues), we finally got the contract signed.

Im in a similar situation with a municipality, but if you are able to cover health insurance through the service, that makes the transition out of the traditional W-2 much more feasible and also covers all of your bases.
