Right now it’s 4.5-4.625 for owner occupied so add around 1 percent to that and that’s what you get.Rates are based on the treasury rate and the fed has been raising that recently and will continue to do that this year and next year.By end of next year I expect rates for investor loans to be around 7 percent.

I think him and his insane cabinet are all about to be indicted and/or thrown out of office, so if you have any plans in this arena, I'd steady the course but not try to stick your head out too much until things get a bit saner at the fed level...

I'll also state based on what you just posted that if the bank finds you "making a relationship" with their asset manager, they'd probably find a new asset manager and historically, based on my 25 years, an asset manager isn't going to jeopardize being spoon fed massive amounts of business just to appease one investor that doesn't want to wait like the rest of the market does. ...and I have no problem sitting on the sidelines watching that unfold.

Even if it is there for two months they may require you to get a letter stating it was a gift and then you may have to deal with tax consequences of it since the Feds will see the deposit and it wil red flag it
