And good luck trying to liquidate your fractional share of a single family home.Sounds to me like the guy is going to stop making all payments on his freely renovated place as soon as you cosign, then you will be stuck paying his rent for him indefinitely or attempt to evict him.

The real estate is owned by the entity issuing the securities interests.Even in the extremely rare case of a fractionalized Interest where each investor appears on the warranty deed, you would not be able to pledge the real property in a deed of trust because in doing so you would be putting the interests of the other investors at risk and you wouldn’t have the authority to act for the interests of the other investors.So, the only security you can offer as collateral would be your ownership interests in your investments.

They are seasoned and experienced and they started out taking wayyyyyy to long to get their deals too but over time, they mastered the art and are doing it now in a fraction of the time it took them when they first started.

If you use that parcel as a comp, you have immediately shot yourself in the foot before you even get started.This thought process is the same in an urban environment, but the tract size is fractional (dollar for dollar) so the development costs as a percentage of project cost will usually drop (making it less influential).Sitting on land has its disadvantages:- Property Taxes- Insurance - Maintenance (grass?)

Even on the high side, it's only a fraction of a percent.To me, it would make sense that the referenda is to make the school better, which makes it more desirable and the market response would be an increase in rent.
