I rented a house at 25% rent discount for 3 years, where besides paying all utilitites, lawn, snow and maintenance, the tenant also supplied all appliances including range, refrigerator, washer, dryer. 

I've fallen way down on their rankings even with instant book, discounts, etc.  

I would for sure checkout the zip codes 45439 and 45409 based on my preliminary look if you want to be in the heart of the city but don't discount the suburbs especially if you are looking to invest in SFH. 

Banks and credit unions can also offer flexibility for investors that engage in strong relationship-building strategies, offering discounts and solid loans in exchange for borrowers willing to use the institution for other purposes (savings accounts, etc.).

Land Notes sell but at a much steeper discount and return to the investor buying it.

One thing I like is that they negotiate with national builders to get higher discounts and incentives on homes far beyond what I could as a small investor only buying 1 to 2 properties a year. 

For illustration purposes the cheaper Delta fixtures most investors purchase at Home Depot or Lowes aren't sold at plumbing supply stores because Delta licenses these less expensive options exclusively to the big box stores (same is true for other manufacturers as well).

But I heard a podcast from Tax Smart Real Estate Investors (link below) on house hacking which notes that if part of the residence is used exclusively for STR, section 280A loss limitations shouldn’t apply.
