Usually, the advantages of being licensed or officially permitted enables you to do more business unencumbered.

We were able to live for "free" which enabled us to put together money to remodel both units without tapping into much credit - which had the effect of rents increasing from 600 to 1200 in the other unit.

It will probably not impact your score, unless (like many of these sorts of things), it's a well-disguised bankruptcy enabling/counseling service.

Served the tenant that was enabling with a eviction as well and they stoped immediately.

What you would get out of it is knowledge and experience, enabling you to have more confidence in starting your own wholesaling buisness.

Normally wholesalers will have some sort of "out clause" that will enable them to cancel the contract if they can't get their "partners approval" or if it doesn't "pass inspection" within a certain number of days.

Hopefully I will quickly build up a knowledge base and skill set in real estate investing to enable me to transition into wholesaling and rehabbing.I am very excited to be embarking upon this new career and  look forward to meeting some of you as I move along this journey!

With the big bonus that living here has enabled me to save money and buy my first property in Illinois last June.  

I wasn't planning to as I am going to keep my current job (we have 4 young children) until such time as our real estate business enables me to leave.... if that day should ever come....Thanks for the feedback and I really appreciate the "fire from your fingertips."  

If I had more time/a less demanding schedule, it would be worth it b/c it would enable me to more accurately estimate my rehab costs and justify my offer price.
