Its a great investment and I'm enjoying 8% CAP I am now investing more in the park, adding a playground and dog park and planted shade trees etc. with the plan to be 100% occupied by the end of this year.

The first year we were just under $2K cash flow and last year we were just under $3K positive cash flow.HOA dues are high there and ours is a shade under $500/month and includes everything but electric and phone.

This particular area does not get much sun so we would either have to cut some branches or find something shade tolerant. 

To be honest, as I have researched, it seems more people are familiar with Quickbooks which makes me want to shade that way for basic questions I have throughout. 

I appreciate any information then can shade light on this issue at hand.

We don't use all white linens, but we go more lighter than darker.

Also, do you provide white towels so you can bleach them or darker towels so the stains don't show? 

I'd also recommend keeping to lighter-colored selections for the basement- you can assume it will already be darker, so lighter paint colors, lighter flooring, white cabinets, lighter counters, lighter backsplash, etc., will make it seem so much more luxurious and less like a basement.Best of luck, you've got this!!
