I’ve seen this being done in only a couple of places over the years.

There is a multitude reasons why I like small multi-family properties over SFH.  

Question: assuming an ideal brrrr that has all investment extracted at the refinance, why would you choose a low cost market over a high cost market?

People can't afford to buy so they continue renting (and stay longer!).

You also have to be super detail-oriented, focused on continuous improvement regarding the property and guest experience, very in-touch with what it's like to be a guest at the property (and a cleaner of it as well), and focused on technological tools and opportunities. 

You would not want to over-leverage the property though.
