I thought most people do it this way. 

Just do not do something that will cause people to not want to do business / controversial.  

My question is what have people used with success to best track their time/investments over the year?

New posters often do not understand the purpose, procedures, and people on BP forums.  

Anyways, I'm seeing a lot of general speculation on here but people don't invest in these markets because they believe they're the greatest places to live in the world, they're interested in the cash flow and possible appreciation.None of my clients were talking about appreciation in the Cleveland market in 2019 and now their properties are worth 30-40% more, and that's on top of record high rent prices in this market. 

Would it be better to stay in San Antonio and network with people in San Antonio?

Find someone where there is a personal connection and at some point your relationship now or later can benefit the mentor.

This is a hard one for people to work with since a lot of investors that do not have a lot of experience do not want to get a deal, not know the full rehab, and fear that they will lose the deal/EMD.

Any lender licensee or realtor licensee cannot suggest to treat people differently and they can never do it in real life.
