I would try and concentrate on maybe a multi family ( does not have to be real big ) that is in an area that gives you good cash flow and has the possibility to appreciate in value, try to get it for as little as you can, then possible do some upgrades to bring up he value.

Did you see where the smallest  studio sold for over 400,000 and was less than 300 sq ft .Still had to pay hoa dues.I would suggest to spend your time learning about the market there and concentrate on finding something that would be more of a holding property.

On the location and concentration, that is probably more a quarrel with the local planing commission on whether they should have single family interspersed--and  probably the single family buyers/builders would not want to be next to a rental...

]Using an escrow service avoids this VERY REAL Las Vegas problem: tenant pays and owner pockets the payment and 1 yr later tenant is evicted via foreclosure.Agent marketing because I can then concentrate on getting more properties?
