maybe join the Texas Apartment Association for a couple hundred bucks which allows you to use their lease. it's pretty comprehensive.

@Doug Pretorius thank you very much for your advice, I will approach the property management company in regards to a lease option and if they are not willing to accommodate I will then start the hunt elsewhere !

Your list is pretty comprehensive, I would check deeds, title, leases, management agreement, vendors, etc.I tend to disagree with the bolded portion though.
