Great start with BP podcasts, tons of information there that's definitely worth combing over!

Bring a good contractor to inspection to go through it with a fine tooth comb from their point of view (inspectors always miss things and are often wrong on construction codes).

I have combed through everything on the Census Bureau's website and I am not finding the data I'm looking for.

Have yet to go thru them with a fine tooted comb.  

Had I known that I had to explain every facet of my life and my investment strategy on everything else so that Mr Combs would approve of my desire then I would have taken a little more time. :) Any other thoughts?

You must comb your market for homeowners who are motivated to sell their property and willing to trade some of their equity to solve their problem quickly.  

Jon,thanks for the walk through, your right its a lot of cash and equity into one place, which I guess is kind of why I'm posing here to get a sense of it from a non-homeowner perspective like yours.the idea of 'combing' needs just creates compromises is an interesting one, maybe on target in general.

Stick with the podcasts and start combing through the forums.
