As more and more states see flipping “wholesaling” residential real estate where a homeowner is involved as needing consumer protection the fantasy of no capital no experience easy entry in this field will be eliminated (good riddance!).  

We have chosen single family housing rehabbing (fix & flip) I am looking for mentorship and great people to guide me or even partner with this field.

@Kenneth Lewis if you're 21 and you want a rental property by 24, I think the best/easiest path is to work on a career related to real estate.

And when the workers go home after 8 hours in the fields the machine keeps going for the next 16h..
