We have 2 rental properties with basements that get wet on occasion, sometimes this is just the nature of a basement and can vary greatly from house to house.

What I like about students and rent payment is that they typically need to stay for the year...whereas I've had occasional issues with young professionals needing to leave early or on one occasion skipping town without paying rent.

When you are consulting somebody on how to do a lease purchase and you are providing blank documents - I know you're not supposed to fill out the documents for the client for an actual transaction but was confused as to whether it is a no - no to show/give them the same documents filled out for a sample non-existing transaction?

If a pet has been in the Premises at any time during the Tenant's occupancy (with or without the Landlord's consent), a charge will be made for any required de-fleaing, deodorizing, and/or shampooing, and/or damages occasioned by or attracted by the pet.

There's a ton of info on my website if you need more info.Also, a pet peeve, is when investors are "sold" into very expensive "asset protection packages"with fill in the blank forms for all of the above entities at these big real estate sale pitch events.

In any occasion, if you can house hack and get tenants to pay all or most of your mortgage and you are confident you are getting a good deal, then there's a good chance it will pay off in spades.
