An agent can not longer open a door to a buyer without risking oppressive fines, being sued, or face a contempt of court charge. 

Due to the cost, that is about the bare minimum.

Plus let's face it: it's a bit hypocritical to complain about tax incentives as real estate investors because we get a lot of tax advantages ourselves (write offs, depreciation, pass through deductions etc. these are some of the main reasons many people invest in real estate).

On it's face, this deal looks good but I don't know what I'm overlooking, and I still need to agree with them on the rent amount.  

The key to having great financial systems is the setup and systems: If you get everything structured properly up front, you avoid most of the ugly problems many RE investors face later on.I'm not an accountant nor a bookkeeper, but I have great recommendations for both!

Now I'm faced with a choice: Buy for 10k more than the appraised value and get good ROI but start my real estate journey underwater, potentially move into another REI property, go to another bank and hope for a better appraisal price or walk away. 

Pressure on Traditional Brokerage Models: Traditional brokerages could face pressure to lower their fees or adopt more innovative service offerings.

One landlord I know told me that this can send a positive signal to tenants that they will likely end up embarassed when facing eviction and it might be best for them to move out on their own.
