I'm really pumped about this whole scene and am looking for places to meet people in my area (Westchester, NY). 

Also, as a side bar, no lender will allow you to buy property without General Warranty Deed and Title Insurance.

Barring another Great Depression that shuts down the big banks or worse, I think having a big enough nest egg will allow weathering almost any storm.  

Some pretty amazing technology has come on the self storage scene recently.

Not sure what your state laws indicate, but here in North Carolina our State Bar Association approved forms have it built in to the lease agreement if the tenant files for Bankruptcy, the Landlord has the option to immediately terminate tenancy. 

I am working my way into the REI scene so I'm doing what research I can on finding and funding those fix and flips and brrrr's near me.
