If you don't sell, it's a breach.Property mgmt companies for properties of this size usually have on-site managers and charge a management % fee, plus leasing and late fees and truthfully make most of their money by marking up the maintenance.I have never heard of a NNN arrangement on a multifamily property structured this way.

Then, spreading up to 9.5% means you are marketing to people with poor credit meaning you will have a ton of defaults.The truth is, you are going to make more yield on the price diference between your purchase and sales price than on your interest rate.

There do seem to be mixed reviews about John Alexander, but unless others are not telling the truth, the owner financing program seems to be working.

So get out and attend a few before making any decisions.Initially you will hear great stories from people, but sit down and research these "stories" and find out what the truth is.

But truth to tell I'll probably be getting my concealed carry anyway.
