Second as far as good area's well that is another issue most of Atlantic City is filled with crime and area's that you or your wife / kids etc would not want to walk through after the sun goes down so finding a good area to buy in is another obstacle but it is very possible.. again you should do the research yourself view crime analytics for the particular area drive by the area late night a few times so you can get a good idea of what to expect in that neighborhood.

Start there, THEN run the the more detailed analysis...Once you start introducing leverage, that's where the fun starts.My guess Kyle is that you have a very analytical background but heavy in the accounting/financial/excel world.
