I think that it is hard for us who are not under the same California laws to advise generally on what would be necessary in this case.

I mean if you want to pay it go ahead, but just be advised you are getting taken to the cleaners.

Not a single person, or other RE agents, suggested that I should sue my RE agent who advised me not to do an inspection.So, yes, maybe in theory, agents are legally responsible if they don't work in my best interest, but in practice that's not the case.
