One cat is nice but the other one acts like a Sour Patch Kids Candy commercial. 

Parts can die (I have had 2 investors die).  

But you bring up a very valid point: private equity funds, venture capital funds, infrastructure funds, business formations, etc are all, by definition, a syndication; an act or instance of forming a syndicate or bringing something under the control of a syndicate.As you noted, the Reg D search while likely covering most real estate syndications, is much broader than real estate, will require a significant amount of time to filter through to track down a niche market.

says  you responsible if you are negligent if a dead tree was reported to you and you failed to act or you otherwise are proven to have known the tree was dead. 

Even non-recourse loans require someone to sign and take responsibility for the "bad actor" carve outs that will surely be in the mortgage. 

So many famous actors, musicians etc. 

The industry is going to consolidate soon and these bad actors will be flushed out.
