Hi BP, We just got a letter for one of our rental properties (it's quickly becoming a problem property for me,) and it is a "30 day notice of an intent to file a Municipal Lien" for an $8000.00 past due utility bill accumulated by the previous owner over a year before we purchased the property.

Hi i am 22 years old and i will be purchasing a home in 8 months, i have 700+ credit score, i will be using an FHA loan for a home that is around $400,000, i will be house hacking and i will only need to cover $500 of a $2500 mortgage, I have no bills and my car is paid off, I want to get into real estate investing and accumulate properties.

I invest in ATM's which give me a great return and a large amount of depreciation with no recapture, so these type of investments help with the passive loss aggregation.Basically, with the Lazy 1031, you need to continue to accumulate passive losses to offset the depreciation recapture when the investments go full cycle.I hope that makes sense!
