I’m looking to find all sorts of people to work with, contractors, agents, private lenders, staging businesses.

(Getting a PE involved in requesting and certifying foundation work wasn't cheap!) 

We're both investor agents and we talk to the builders and work deals to get the best rates and incentives.

There's no way around it unless you specifically work for one person only.

Which means I would be subjected to being taxed in the United States as well as when I take my money out in Canada. with further research, I stumbled across setting up an LP which the CRA would recognize and allow for the tax treaty of Canada and the United States have to actually work for me to get the tax credit.can anyone here add to this?

My only concern is my schedule changes all the time meaning the days I’m not scheduled to work can change to now I’m working.

Find one that fits with your life and how much effort/capital you have.

the SBA can still work but the price point is likely going to pencil way under what seller financing would allow.
